Fallsgrove Plaza has achieved a LEED® Gold certification incorporating green initiatives and strategies for protecting resources in new construction.

VENTILATION

The building provides increased ventilation -, pulling fresh air into the building and carefully filtering internal spaces, thereby greatly improving indoor air quality.

INDOOR AIR QUALITY

CO2 monitoring, humidification controls, air flow monitoring and low-emitting materials ensure a healthier work environment than non-LEED buildings.

CO2 REDUCTION

A significant reduction in CO2 emissions compared to non-LEED® office buildings through the use of energy and water efficient equipment in the central plant. This reduces the strain on Earth's most precious resource, water.

GREEN ENERGY

100% of the energy consumed comes from renewable energy sources providing the highest environmental benefit.

GREEN SPACE

The site restored over an acre of dedicated open space next to the building which is nearly 3 times larger than the building foot print. Natural space encourages flora and fauna to flourish and provides more green space to tenants and visitors to enjoy.

RECYCLE

As a model of green entrepreneurship and as an agent of change, building management collects and disposes of recyclables, such as paper, plastic, glass, aluminum and other materials. Nearly 90% of the base building construction waste was recycled.

RECYCLED CONTENT

20% of the building materials were made from post-industrial recycled content, helping to reduce environmental and social impacts.

REGIONAL MATERIALS

15% of the building materials were be extracted, harvested and manufactured locally.

TEMPERATURE CONTROL

The highly reflective and emissive cool-roof system is designed to minimize the building's contribution to heat-island effect and relieve the cooling energy load during hot summer months.

OPTIMIZE ENERGY PERFORMANCE

The building’s use of highly efficient glazing, efficient HVAC systems, and use of energy efficient lighting and occupancy controls contribute to the building’s energy performance. A computerized Energy Management System allows for monitoring and control of energy use.

WATER EFFICIENCY

The use of water-efficient fixtures in the building and native and adapted plants in the landscaping reduces the demand for water.

ACCESSIBILITY

Fallsgrove Plaza provides easy access to I-270, public transportation via two nearby bus routes.

WALKABILITY

Fallsgrove Plaza is within walking distance of local amenities, including shopping, dining, services and hotel accommodations.

ALTERNATIVE TRANSPORTATION

Alternative Transportation is provided by access to bicycle storage and onsite shower facilities. 23 preferred parking spaces are provided for fuel-efficient vehicles and conveniently located charging stations for electric vehicles.

Drive

Direct access to Interstate Route 270 (only 1/4 mile away via Shady Grove Road). Five minutes to Interstate 495 Capital Beltway.

Metro/Rail

3.4 miles from the Shady Grove Metro Station, and four miles from the Rockville Metro Station (which also serves as an Amtrak and MARC train station).

Bus

Ride On bus service available to nearby Metro stations and dozens of stops around town.

Bike

Rockville was recognized as a Bicycle Friendly Community at the Bronze level by the League of American Bicyclists in 2012. There are 21 Capital Bikeshare stations in the area. The building is adjacent to the 10.63 mile Rockville Millennium Trail. Learn more.
