1775 Tysons Boulevard

Sustainability

LEED® PLATINUM

1775 Tysons Boulevard is the first building in the Tysons area to achieve the certification goal of LEED® Platinum, incorporating the most comprehensive state-of-the-art design strategies for newly constructed buildings.

VENTILATION

The building provides increased ventilation, pulling fresh air into the building and carefully filtering internal spaces, thereby greatly improving indoor air quality.

INDOOR AIR QUALITY

The building systems are capable of providing a complete building air change every 51 minutes and the air is filtered 4 times before reaching Tenants, controlling odors and contaminants. The use of CO2 monitoring, humidification controls, air flow monitoring and the use of low-emitting materials in the building ensure a healthier work environment.

CO2 REDUCTION

57% reduction in CO2 emissions compared to non-LEED® office buildings. This reduces the strain on Earth's most precious resource, water.

GREEN ENERGY

100% of the energy consumed comes from renewable energy sources providing the highest environmental benefit.

STORMWATER RETENTION

100% of stormwater is collected in detention ponds that have been specifically designed to filter the water to protect local waterways as it drains.

OPEN-AIR PARK

Mature tree-lined roadways, pedestrian friendly walkways and a one-acre Central Park, located at the intersection of Tysons Boulevard and Galleria Drive, maximizes open space and creates a scenic environment for tenants and visitors to enjoy.

RECYCLE

As a model of green entrepreneurship and as an agent of change, building management collects and disposes of recyclables such as paper, plastic, glass, aluminum and other materials.

GREEN CLEANING

100% of the energy consumed comes from renewable energy sources providing the highest environmental benefit.

RECYCLED CONTENT

40% of the building materials were made from post-industrial recycled content, helping to reduce environmental and social impacts.

REGIONAL MATERIALS

33% of the building materials were extracted, harvested and manufactured locally.

DAYLIGHT/VIEWS

75% of occupied areas will have access to daylight and views. Optimizing the amount of natural daylight in the workspace improves working conditions, boosts employee wellness, satisfaction and morale.

CURTAIN WALL

A highly efficient curtain wall system with low-e glass keeps the building cool in the summer and warm in the winter. Improving temperature and humidity control provides a comfortable working environment.

TEMPERATURE CONTROL

The highly reflective and emissive cool-roof system is designed to minimize the building’s contribution to heat-island effect and relieve the cooling energy load during hot summer months.

OPTIMIZE ENERGY PERFORMANCE

The building is designed to use less energy than a typical office building with the use of high performance glass, energy efficient lighting, occupancy sensors and free cooling systems. A computerized Energy Management System allows for monitoring and control of energy use.

WATER EFFICIENCY

The use of water-efficient, native and adapted plants reduces the demand for water needed for growth, ensures reliable water sources and creates aesthetically appealing grounds for Tenants.
